Generali Deutschland Immobilien GmbH
The Cologne-based Generali Deutschland Immobilien GmbH is the central provider of all property services within the Generali Deutschland Group. It is the asset manager for the asset class of real estate in the Generali Deutschland Group, while the fellow subsidiary Generali Investments has the responsibility for all other asset classes, such as securities and fixed-income investments.
With a view to a continuous optimization of portfolios, Generali Deutschland Immobilien GmbH focuses on strategy and controlling tasks and is responsible for the entire value-added chain, from acquisition or construction as well as portfolio management to the disposal of property. Operative real-estate management is ensured by external property managers controlled by asset management.
Within the scope of an active value-based portfolio management, the some 60 staff members of Generali Deutschland Immobilien GmbH are responsible for the development of the portfolio strategy and the coordination of this strategy with the overall investment strategy of the Group, as well as real-estate transactions and the management of indirect property and infrastructure investments.
Within the scope of project developments, the company controls innovative participation models and assumes the tasks of a construction principal for the Group.
Generali Deutschland Immobilien GmbH constantly develops the return-optimized portfolio taking into consideration the risk-bearing capacity of the Group's sub-portfolios. With a view to aspects of risk diversification and return, investments in international markets are made by indirect property and infrastructure investments.
In the medium term, the target is to further enhance the portfolio of indirect property and infrastructure investments with interests in commitments in foreign markets and the German portfolio by strategic investments and disinvestments. The continuous performance improvement of the property portfolio is gauged every year against the market by the benchmark (DIX) of the IPD Investment Property Databank GmbH.
